“Paul from Active Building Inspections undertook a thorough inspection of our house and surrounds in Mount Ommaney on Monday 12 September 2022. Apart from being extremely professional, he was also very engaging and communicative in terms of the condition of our home. This is the first time we have had such an inspection and were not entirely sure as to what would take place. We are so glad that Paul’s name and contact details were given to us. We would strongly recommend Paul and his company to anyone needing a Pest & Building Inspection. In conclusion, It is always better dealing with friendly and personable people that possess a sense of humour! Thanks also to Ben (Office Manager) for arranging the inspection at very short notice.”
– Peter & Rita
“Paul has inspected two properties for us now, and has been more than happy to explain his findings with us in a way we can understand, which went a long way in taking the stress out of the whole buying process. We even got him to come back for a pre-sale inspection which meant we could fix up any defects in order to get the best price once the house was listed. Would highly recommend Paul and ABI!”

Pre Purchase Inspections
As set out in the Australian Standards the inspection is not intended to include a rigorous assessment of all building elements but a subjective a#ppraisal by the inspector on the day. This appraisal will be in comparison with properties of similar age and structure. The report generated whilst not a certificate of compliance will allow the purchaser to make an informed decision and a course of action planned.
Pre Sale Inspections
As is for a Pre Purchase Inspection instead informing the vendor. The vendor has the opportunity to address any of the listed issues or go to market as is. This method has the added advantage of no out of pocket expenses for prospective bidders or buyers, and less disruption for the vendor.
Building Inspections
This inspection is an inspection of the various building elements including attachments, sub floor, the roof, roof cavity, where access permits for the purpose of highlighting any issues that would require attention be it maintenance repairs or referral to a specialist.
Termite Management:
Annual Inspections form part of the ongoing maintenance program. The responsibility rests with the property owner or purchaser to make themselves familiar with the termite management system in place and the ongoing of the requirements of the system. Ref: qbcc/publication/building/termite management systems.
Timber Pest Inspections
This inspection generally includes sounding or tapping of timbers, a moisture meter used around wet areas, along with a visual inspection of the property for the purpose of identifying timber pests or the damage caused by pests such as termites, fungi (wood rot), borers and chemical delignification, Recommendations will vary from and treatments to maintenance programs.
NOTE: In the event, you may find termites, do not disturb them, do not spray them, call a pest management technician to treat them.
All inspections are carried out as prescribed by the Australian Standards: AS4349.0 General Requirements, AS4349.1 Pre Purchase Inspections, AS4349.3 Timber Pest Inspections. The property will be assessed relative to its age in order to identify and draw attention to issues be it structural, hazard or safety, moisture, termite activity or maintenance requirements relative to each of the various inspections. Recommendations can range from immediate repairs in the case of a hazard to annual inspections for termite management, in some cases referral to a specialist. Annual inspection and/or property maintenance program is a standard recommendation.
